House clearance (vaciado de piso, as it is called in Spain) means emptying a home completely of furniture, appliances and belongings: before a sale, when handing a flat back to the landlord, at the end of a tenancy, or when a property is inherited. In Valencia the work is priced by the hour: a van with driver at €50/h (two-hour minimum) + movers at €20/h. In practice a studio comes to €140–250 and a two- or three-bedroom flat to €360–630, with carrying down from any floor and disposal included.

What makes up the cost of a flat clearance in Valencia

The rates are the same as for every other service, with no made-up “price per flat”:

The total depends only on working time, and the time depends on four things:

  • Volume. A fully furnished three-bedroom flat is one or two full vans; a studio with leftover bits is half a van.
  • Floor and lift. A fourth floor with no lift adds an hour to an hour and a half compared with the same volume and a goods lift.
  • Parking. If the van can stop at the door, the trips are short; 100 metres away and it takes longer.
  • Small stuff. A wardrobe goes out in one trip; “twenty bags from the top cupboard” take ten. Pack everything you can into boxes and bags beforehand. It makes the job noticeably cheaper.

How a house clearance works: step by step

  1. You send photos or a video of the flat on WhatsApp. Walking through the rooms with your phone is enough. You get a fixed price and available dates back, usually within half an hour.
  2. We agree the details: what goes completely and what stays; whether anything needs taking to another address; where the van will park.
  3. The crew arrives on the agreed day. The movers dismantle large furniture, carry everything out of the flat and load the van. You do not need to be there: key handovers work fine.
  4. Everything is taken away and dealt with. Furniture and junk go for disposal, appliances to the ecoparque, anything you want to keep to the address you name. One process, no involvement needed from you.
  5. You get an empty flat. We send photos of the result and return the keys in person or as agreed.

What you can do for free, and where the limit is

Valencia council collects furniture (muebles y enseres) free of charge when it is left by the bins on your neighbourhood’s collection day. For clearing a whole flat, the free route has three limits:

  • You do the carrying. The service only takes what is already by the bins. Getting wardrobes and sofas down from your floor is your job.
  • Furniture only. Appliances may not be left by the bins. They are accepted at the ecoparques, and you have to get them there yourself. Rubble and renovation leftovers are a separate matter again: that is rubble removal, not “enseres”.
  • One day a week. Items can only go out the evening before your neighbourhood’s collection day. Clearing a three-bedroom flat on that timetable drags on for weeks, and anything put out off-schedule can be fined under the city’s street-cleanliness bylaw. Check the rules for your address on 010.

A practical approach if you want to save: light and dismantlable items go by the bins on the right day; the heavy pieces, the appliances and the bagged-up small stuff go to us in one short trip.

Common situations

  • Flat after a tenancy. The tenant has left, leaving furniture and bags behind. It usually takes 2–3 hours with one mover, and the flat is ready for the next tenant the same day.
  • Sale or handover to the owner. The flat has to be empty by the signing date. We plan ahead, clear it in one or two trips, and send photos of the empty rooms in time for the deadline.
  • Inheritance. The most delicate case. Before anything is removed, documents, photographs and valuables are set aside; you decide what happens to them, and the rest is cleared. Carefully and without rushing.
  • Owner outside Spain. Everything is done remotely: keys with the concierge or a trusted person, a video call for the walkthrough, and a photo report at the end.
  • Some things need moving, not clearing. If part of the contents is going to a new flat, we combine the clearance with a mini move on the same trip: one van, the same movers, one hourly price.
